
On April 4th, I met my first goal of the year! I closed on my third rental property
There was a delay with a lot of rain to finish repairs but it will be on the market for lease as of 04/10.
I’m starting the property at $1350/mo in the hopes of getting at least $1300/mo in rent.
I still have 9 more goals to reach this year. If I had to guess which one I’d hit next, I’ve have to say it would be to reach 25k page views in a month. I’ve passed 22k twice this year, once in January and once in March so far.
Some of the goals I’ve set may be a little of a stretch this year but I’ll certainly do my best to reach them.

I’d like to buy a primary residence within the next two years! Time to start saving free cash to that effect. I would like to rent out a portion of my primary residence to generate more cash.
Also, we just past 20k views TOTAL – a bit envious of your achieving that monthly!

I actually did just that with my first house. When I was starting my business, I found a roommate that lived with my current Wife and me. The extra money certainly helped and it’s a great way to bring in extra cash flow.
Congrats on 20k page views. You have start somewhere. Just keep writing and inspiring and people will come. I’ve been at this for about 2 years now.

Congratulations! Being diversified into real estate is a goal I have yet to achieve. Housing in our neck of the woods is just too expensive for the numbers to make sense, and I can’t quite get into the idea of owning property in another part of the country I’m not familiar with…

That’s exactly what I’m going for. Diversification is key and I like holding some physical assets.
I can understand that each part of the country is different. If I was in the Bay area I’d have a hard time buying any property, not sure where you are. However, I’m now looking in the suburbs since that’s the only place I can get positive cash flow right now.

I’m a big fan of leveraging your money to own an asset that will certainly appreciate in value over the long-term. The tax benefits which are not often talked about are huge and it helps diversify away from the stock market.
