Half of the year is already over! I can’t believe how fast this year gone by! I hope everyone had a great 4th of July holiday. I’m a little behind track in meeting my investing goals this year but hope I can catch up a little the second half of the year.

I decided to close out one of my options positions in TGT. This was a roll forward trade to avoid getting more shares assigned. I basically opened up another TGT put at a later date. I also opened up a VOD put and had a KMI put expire worthless so I got to keep the entire premium. After a slow start, I’m now over the $1000 profit point in my options account.
My total profit for the year is $1160.00.

I earned $1392.18 in dividends for the month. This is an increase of 73% from the same month last year. My total year-to-date dividend income is $4857.19. This is nearly 50% toward my goal of $10,000 in dividends for the year.

Forward 12-month Dividends:
My expected forward 12-month dividend income has increased to $10,709.90 ($10, 507.34 + $202.56 from Motif) from $10,449.69, a 2.5% increase since last month. I am behind on my goal of 14,000 by year’s end. I hope to accelerate my purchases the second half of the year to catch up.

I completed my first goal in April of closing on a 3rd rental property. I’ve completely another goal and will post about that shortly.

My estimated yearly profits after expenses are still $2713.08. I’d like this number to catch up with dividend income.
Things aren’t completely settled yet at my new office but I’m getting there. We’ve already tapped our 3rd keg of local craft beer since moving! I may have to limit further the amount of beer that employees can drink since the kegs seem to float really fast.
All rentals are leased and my condo rental is up for renewal again. The tenanats said they would renew if we kept their rent at $1000/month. Since the market rate is about $1050, it’s not worth it to try and re-lease since I’ll be paying realtor fees if I do that. I’ll probably make a quick post about this once they sign.
I continue to post my electric bill and after a few months of running a credit, I used that up last month. Partly to blame is cloudy weather and a faulty A/C system that’s now fixed. I hope I don’t have any more A/C problems this summer. I was told that some of these A/C companies get backlogged for two weeks during prime summer months. I couldn’t image being without A/C that long. You can find my latest electric bill and any other solar updates here.

I’m now at $687k, up from $670k. This is a $17,000 increase in one month, $1,000 higher than the previous month. The markets definitely helped this number some. As my portfolio grows, the fluctuations in the market will have a much greater effect on my net worth value.

My expected dividends for July are $424 which would still be quite a bit higher than July of last year. July is one of my worst months since I don’t have a lot of payers.
I hope to really ramp up purchases starting this month. If I don’t then I will have a very tough time to reach my forward goal of 14k in dividends.
I also signed up for Motif Investing. You can find a review I wrote by following that link. My first purchase was buying all 30 stocks in the DOW. I also already added a nice chunk to AT&T in that account for just $4.95 in commissions. This beats the $9.99 and $8.95 I pay at E*Trade and Schwab respectively.
I’m also taking a break and heading to Hawaii soon. I’ll be on Maui and the Big Island if anyone has any tips or places I should see.
